I am still in the very early process of starting to look into real estate investing, I am not 100% sure it is the most intelligent decision at this point and I would like to outline my financial situation to get some advice on how to proceed.

When I asked my attorney about iit and if I could not sell to them or if I could in some way verfy that some one else could deem them as intelligent enough to purchase the house my attorney asked me if I asked all of the people I sold houses to if they were smart enough to buy one of my houses of course I said no so he told me that it would be discriminating to these people and I couldn't ask that unless I did it to every one.

This may be an unpopular opinion here on BP, but I firmly believe that most people who attempt to get into flipping won't succeed, regardless of whether they have a mentor/coach/teacher/guru or not.Of the people who try rehabbing, my guess is that 70% won't be successful long time, either because they don't have the skills, the personality, the intelligence, the motivation, the money, or some combination thereof.

Brittney, that is one of the problems with many of these programs...it is hard to separate honest reviews from paid reviewers which makes it very difficult to make an intelligent decision.
