They don't understand the math behind any type of financial formula, so they have no idea how to make adjustments to it that allow the deal to work in their favor.I think a big part of this is the generation we live in/with, that is looking for instant gratification.

This means you can rent out a room in your place while you also stay there, you can rent out you entire place while on vacation, or you can rent out a basement or attic unit or an accessory dwelling unit (carriage house).

Many if not all STR policies cover the dwelling itself but may exclude liability while you have guests because the Airbnb coverage is primary in that situation.

I don't think you'll find unrestricted but I don't know the market it just sounds like an absolute word from someone that doesn't understand what zoning and entitlements are and how you get permission to build multiple dwellings on one parcel.

Due to a some confusion, I let a foundation contractor into one of my tenants' units without giving the required 24-hour notice that I would need to enter the dwelling (my manager had at first said she'd notified the tenant who was at work, but there was a mix up).
