Part of me thinks because the "sticker shock" of higher interest is slowly dying down OR the fact that landlords are all nervous about the rent control rumors swirling around and quickly trying to play catch up and get their rents to/near market value.

We found properties we liked however in order to cash flow, we need to do good negotiations since the price we will offer will be much less than what seller asks.. it will be our first investment and we are excited and nervous

There is no doubt about it that you can find higher returns in other areas, but I just get nervous about states that protect tenants too much and treat all landlords like they are rich and greedy vampires trying to suck every dime out of the little guy.
