Managing the process in this manner should prevent spending monies unnecessarily. 

Sellers don't want to disturb tenants unnecessarily.

HVAC is important, but we do not want to overspend or replace unnecessarily.  

Not that I want to pay a bunch of extra money unnecessarily, but if I'm getting a FAIR price from someone and EXCELLENT customer service to go with it then I'm more likely to be a loyal customer forever.

You'll do fine here at BP in the beginning but don't waste valuable time researching unnecessarily.

There is no sense in making things unnecessarily complicated.A trust can own real property.

I agree with your approach of waiting till the relationship is established that way the first impression isn't swayed unnecessarily. 

Although I am still struggling to get my first independent deals going (something other than renting our former primary residences) I have learned a TON, and have saved a TON by not spending money I would have previously spent unnecessarily.
