Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

I added value by renovating the kitchen and bathrooms, updating the landscaping, and finishing the basement.

Possibly a second bathroom in the future, but not sure if that would be worth it.

Basically, the bathroom has to be gutted and subfloor replaced.
