Areas currently focusing on - Prince Georges and Baltimore county have been huge national investment hotspots (especially for rehabs).

We have an internet connection into each property (we also provide complementary Internet to our student tenants), but we could use cellular or, in many parts of the city, the public hotspot network.

I am born and raised in Atlanta and can tell you the hot spots very easily.  

What I do is to get 30 days solds to analyze an entire county for the hot spots.

I'm currently back home and looking to 1) rent out my room and earn some cash flow, and 2) find another hot spot to invest in, and 3) find a lender who will lend to me (great credit score, have collateral land and cash, but no solid proof of income for last 2 years -- traveling).  

Make sure you have a nice data provider for a hotspot since you won't be working from a home office as much as you are working from a coffee shop, lunch spot, or vehicle much of the day. 

With a one week rental people are gone so much checking out all the hot spots and restaurants that they aren't "home" enough to do much damage.

The area is kind of a hot spot for investors and end buyers right now so you'll find houses that have recently sold for as low as 6k and as high as 200k.

I think the only thing you should be aware of is if you're renting to tenants, is your LLC something that you'll be embarrassed to ask your tenants to write a check out to every month.Toe Jam or FBI Surveillance Van #13 or even I Can Hear You Having Sex are funny for wifi hotspots and might be amusing to you (and me), but imagine if your tenants will think you're less than professional every month while writing the check.
