the faster and more cost efficient you can make a process, the happier your owners will be- discuss maintenance budgets with the owner- since you are working with short term rentals, include in the lease proper verbiage about things like early termination, turnover processes, deposits and utility transfers

That being said, it sure would make many sellers happier to be walking away with a cash payment and no loan payment and no rental management.

This is disturbing, and it's one of the reasons I'm happier investing in an area with lower rents than in my home town.

Hi all, A quick "update": After a lot of research into Morris Invest and a few other turnkey providers, for a number of reasons my husband and I decided to go with @Clayton Mobley and Spartan Invest as our turnkey provider based in Birmingham, AL and couldn't be happier!  

Yeah, I think that you would be happier to hire a local pm company. 

(hit me up privately)  I have an STR that only books through VRBO and I raised my rates and am happier!

Much happier now, although I probably work more now than I ever did in my W-2.

Seemed like the best got promoted to other branches and the worst managed to stick around.I'm much happier now that I work with a bank that knows my name and tries to find solutions.

From getting a property under contract to this point everything has been very smooth and I couldn't be happier.
