In the northern states you'll freeze to death, in the southern states you'll be miserable. 

For some reason using my home as collateral seems a little scary to me but I don't want fear to make me freeze and not do anything. 

The advantage was someone was paying the utilities, keeping it safe from freezing, theft/damage & preventing feral ghetto rats from breaking in.

Say there's a small foundation crack that goes undiscovered during inspection, but grows over time with freeze and thaw cycles and ends up damaging the exterior walls of the property.

Pipes freezing, machines being broken into, and people basically camping out there and tossing out their trash.

If you just stipulated a time period then you could still end up with an investor buying, but by doing it that way maybe the notion is they can indefinitely freeze out most investors not buying all cash. 

If it is not your responsibility, then no, let her freeze to death.
