Anyone have significant experience buying/operating/selling car-washes?

The upsides seem pretty clear -- what are the dangers and downsides specific to car-washes? Also, any good books on car-washes?

A lot depends on the type of car wash you are considering. Downside has been mentioned in terms of maintenance etc. Damage to vehicles and labor is another in full service automatic machine units.

Upside is significant cashflow. The right location can be a cash cow.
