Yes I am complaining but I am in the boat of I do not see it worse than before, it has changed an AI has it being so obvious and I saw an AI post the other day from someone who has an excellent reputation and had a good amount of responses and left it, but I know it was AI based on the structure.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

There's no one size fits all of course, but generally the STR/MTR/LTR mix in a multi-family unit can be challenging because the way renters utilize these properties is so different.

We are now starting to renovate the property and I am sure we will have some excellent experiences/learnings with this phase as well!

One size does not fit all and I wouldn't take much stock in any advice stating that housing assistance tenants are better or worse as a whole. 

Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit. 

Anywhere that has consistent or slightly growing population and a decent job supply may be a good fit.

I made the same recommendation, if they were to dip into EC from OOS, that would be the only place that would potentially fit their buy box.
