(If it was an occupied home)Double closings are about a thing of the past with new 3 day settlement rules, ALTA has issued new requirements concerning this method, you'll find it hard to find a closer that will do it, IMO.Wholesaling can be done ethically and legally by taking title, that's not what these no money folks are trying to do, but there are methods to take title without much money, they just aren't aware of them.

All lenders are subject to real estate settlement procedures, ALTA, parts of fair credit and collections,  predatory lending laws, tort law, giving notices required under contracts, just because someone acts as an unregulated lender doesn't mean they are a free gun to do whatever.

If you are also looking for a turn-key investment then I would consider opening up the area to surrounding cities.La Crescenta, Montrose, Glendale, Burbank, Tujunga, and Sun Valley to the west, Alta Dena to the north, the cities along the 210 freeway to the east, and South Pasadena, Alhambra and areas of Los Angeles to the south.
