I am assuming I can unless there is some kind of licensing required even if I am the owner and creator of the note.Now, even if I can create the Note and sell it myself, is it worth doing so rather than going to the bank?

We exist as a business to solve the sellers problems and empower our buyers to take control of their finances. 

My guess is you will feel more empowered to ask for what you want first, and consider what they want second, on future deals.Most successful RE investors I know, have lost on at least 1 deal, but have received priceless lessons, as a result......also, please don't rely solely on a websites value estimate, unless you want a priceless lesson.

I know of an investor who does almost all of his banking through M&T, I would also suggest trying Solvay Bank, Empower FCU, SEFCU, or First Niagara.
