No, they do NOT offer the same thing if you read further and further, especially CU vs local/national bank.1. their DTI calculation is different from one to another2. their method to calculate rental is different3. their ARM product is also different sometimes.4. their approach to rental is also extremely different from one to another.So how to decipher all those hidden information?

Growing up in the area allows me to be successful in deciphering deals as there is a decent amount of inventory but you have to know where you are going to get decent rent vs. not.

Don't even think about trying to STR a SFH. precisely, it's not hard to decipher the trajectory of what the "gov" wants, especially in Hawaii, they are okay with str, as long as it's in a condo within a resort zone.Also, I am only interested to invest where the beach or tidepool is only 5 meters away from my position, investing in front beach SF is extremely risky and expensive, doesn't matter if it's in HI or FL.
