When structuring a deal, what might work for one person, may not work for the other.

What made you interested in investing in this type of deal?

The trade off course for STR route is more management/cleaning of guests coming and going/risk of no bookings vs not needing to deal with long term renters months at a time if that once they move in.

It will help build some knowledge and you will see more deals happening and how they do them.

@Matt Ricky I have done plenty of BRRRR deals in Memphis and Little Rock. 

Obviously you need something within reason (if not exact numbers) to plug in and figure out if a deal pencils or not.

you may find yourself having to remodel the commercial space if a similar business can't be found to lease it out.You may find some info on a previous post of mine (and some fantastic responses) about what you want to see in a deal where tenants occupy the property you're purchasing.

I RARELY will do a deal for someone i have not personally met.. so I do a lot of flying :)  

I will say though if this is your only option and you're confident in finding a deal below market value, then it might be worth it.
