I’ve paid 15k already but do not have a good feeling as their customer service has been abysmal.

I prefer building my own spreadsheet on Excel and fine-tuning the specific expenses myself.

I prefer to stay further from the coast and hopefully further from major storm/flooding events (potentially lower insurance costs).  

I would prefer an individual PM (not associated with any company) to manage my 3 doors in FL..

Whether that's mobile home parks or any other kind of commercially valuated endeavor is a matter of personal comfort and preference.

Personally I prefer homes around that median price because that's where the most demand will be not only for owner occupants but renters as well.

You could also check what Realtors in your market are preferred agents here on BP- they should have at least a little experience with investing and a network built up.
