The City seems open to it as long as the contracts are structured the right way.

We listed strategically and were under contract in 2 weeks in the slowest part of the year (December) whereas all the other similar homes in the neighborhood have been sitting for months and still sitting on the market. 

Self-showing services are extremely common but that should be in the contract. 

This also leads owners to ASSUME simpler is better when it comes to management contracts.

Specifically, I’d appreciate:•Wholesale contracts: Recommendations for templates or tips on using contracts effectively with sellers and buyers.

Plus I dont think any contract would hold up if a seller wanted out.this goes for unsolicited  yellow letters/ robo calls / robo text style of marketing. 

The vast majority of contractors won't want to give bids on properties while under contract unless they have a relationship with that person from prior jobs.

If finding a new replacement is more difficult then get your new property under contract first even before your old property closes.  

Seems like you're just a marketer working on a contract basis (not that I'm defending the program or even saying it's legitimate).

.- If you purchase a home with a VA loan by using an Agreement for sale / contract for deed that is the exception.
