I am looking to begin my investing in buy and hold with a concentration in multi-family (2+ to small apartments). 

Concentrate on large findings that should result in price reduction or a credit at closing.  

My business partner and I have formed an LLC to concentrate on real estate investments. 

Jan 2016, quit my W2 and dove into real estate full time and have since purchased a Fourplex and  small seven-unit apartment building with a partner and concentrated on paying down our HELOC.Now with HELOC paid off, we are looking to pool our equity in exisiting properties with a portfolio lender to purchase larger 8-20 unit building.Hope this helps!

During the time you are working toward the 2 year mark concentrate on improving your credit score, living frugally to save every penny and developing relationships with other investors.Choose your friends and associates based on them having money and being interested in real estate investing.

□Have you diversified your lease termination dates so that the termination dates are not overly concentrated together and not in the winter?

Concentrate on savings, living frugally will be your best approach to increasing savings.

Those requirements are: Reserves savings over 10%, No litigation, no one party owns more than 10% of the total units, low renter and high owner concentration, and sufficient insurance.
