These lenders can be an excellent option for quicker access to funds if you're ready to move on to the next property.

Great idea because like you said, coffee is important to so many.

Without complete financials up to that point, extra work (and headache) will be required to get everything straight after years of failure to keep complete financials.There also might be an asset protection wrinkle by not maintaining complete books for an LLC, but I won't comment on that as I'm not an attorney.

If your goal is to be an entrepreneur then use the money to become an entrepreneur.

The house will continue to be an excellent investment.  

In the City of LA these unpermitted units typically still end up with a decent amount of construction work to bring it up to current code standards, but if you plan for it, and your budget/proforma allows for it, it can be an acceptable investment.
