Out of the blue yesterday, I get an email that they closed my account.

For larger tracts, entitlement and zoning are key, so I recommend working closely with local planning and zoning departments early on to understand regulations and potential hurdles.

The day after you close, it will appraise for the sales price. 

If need be, I can/will go down the legal path again, but I would like to avoid it as I want this property flipped ASAP. 

After closing, I painted the whole interior of the house, made some small maintenance repairs, added new LVP and updated light fixtures.

Practically turnkey upon close.

Plus I pay a referral fee too realtors that can be close to the commission of what you were going to make selling it traditionally.  

Will the title company put this property under our LLC name, and won’t be required to legally inform HUD/tax authorities. - will it influence property taxes once we move to conventional loan in 3 yrs? 

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.
