Here is the description of work.tenant has moved out, please change locks and get make ready estimate We have a estimate that come in at 5743.67 and included material and labor Replace lock and secured unit Remove garbage leftover in the unit by prior tenant Remove nail and decal from wall and ceiling Prep , patch, and finish large hole in the living room , stairs case and bedroom walls Prep and paint entire unit Remove and replace damage and stained carpet on the living room, dining room, 3 bedrooms , hallway and stairs tread Replace broken outlet,switch and plate cover install missing carbon monoxide and smoker detector Repair kitchen cabinet clean entire unit Note: this estimate those not include a C/O ,section 8 or lead swipe and all unforeseen , alteration and deviation from above specifications involving extra costs will be executed only upon written orders, and will become an extra charge.

I did and said nothing and it was paid.This tenant lives on social security, I inherited her when I bought the compound last October, she has been there going on 11 years, smoker inside home .

I saw a pack of cigarette in her purse, so i asked her if anyone smoked, She said her by only smoked outside. and she promised.   

Just wondering if we have any cigar smokers on BP.

Their parent can't trade it for their crack or cigarettes.

I still stopped by periodically and would find cigarette butts, left over fast food bags, napkins, etc. in the one property that was up for rent during this time. 

I'm buying a 4 plex in an area with cheap rent and a lot of smokers in general, a blue collar area. 

As for minimizing theft I actually have a guy on the street I buy cigarettes for and give him a little money to keep his eyes on things for me.  

The owners smoke in the house, but I've been in smoker homes and never seen anything like this. 

we have just completed the renovation as she was a heavy smoker and she damaged the stove and dishwasher beyond repair.
