I'd spend the money on quartz.You want to have a nice place so don't be afraid to spend where needed.I've heard horror stories of people putting in butcher block and people using it as a cutting board.

Since you don't use gaurantors and I can't imagine an across the board income qualification easily applicable to students what is your screening?

I've been on this board since 2010 and haven't found an example yet.
