Do you really think that carpet is worth the same in 5 years when you are going to sell as it was worth when you bought the property and did the study?

Try an enzymatic carpet cleaner.

In my office, we provide a scanned copy of every invoice charged to a rental, even when it's paid by the tenant (e.g. turnover carpet cleaning).

I have considered carpet but that won’t help with the heating issues.

Appreciate some feedback.I had a tenant, ironically also in Gaithersburg (hope it’s not the same person because she was a pain in the *** lol) but she wanted a new carpet we paid half, she paid her half via us uppping the rent $50 over what it otherwise would have been, so that’s always a creative option, however I wouldn’t want gas at my property if I could avoid it, always a risk of a leak or worse so I’d probably lean towards saying no to this specific request. 

It's a smaller home ( 3/2 1000SF all single- level with tile floors throughout so no carpet).

But the last couple of tenants (in 2023), after they moved out I had to change the carpets, paint, there were dirty hands imprints on the walls, it was a disaster!

You can only charge for the depreciated amount for the items you replace so a 3 year old carpet you can charge for the 4 remaining years of life.

- I am planning to have a contractor tear out the current carpet and install new vinyl.

If carpet just replace it.
