I'm only one of a few hundred still alive who do what I do ("legacy" systems - OpenVMS).Also was a liturgical musician for 40+ years, amateur musician, did HVAC back in the chlorinated halo-carbon days, did pro-audio, ran a recording studio briefly (I was otherwise out of work most of 1985), have done community college telecourse broadcasting, TV production (camera, audio, editing), low-voltage wiring systems. 50+ years experience public speaking including business presentations, international technical symposia and liturgical settings.

Here is the list of problems: The front door barely opens, NONE of the doors close correctly, garage door has been replaced but the electrical still needs work, no doorbell, no fire alarms or carbon monoxide alarm, no working outside lights, a severe mice infestation (who have now raided my brand new couch), no insulation in the mudroom because of a door installed incorrectly, which is allowing cold air into the house and raising my heating (propane!)

Paid $2375 for Painting cabinets in kitchen, Paid $600 for fridge, paid $1300 for hardwired smoke & carbon alarms, handrailings, paint on exterior of windows that were not changed in basement. $24,675 was total rehab, $16,000 was total to acquire house.

Get the units in order, do inspections every three months under the guise of changing the furnace filters, replacing the batteries in the carbon monoxide and fire alarms.
