Have you been hitting the mark on your ARVs with your system so far, or are you just starting out?

I've got quite a bit in equity but it seems Alliant charges $1000 for lines above $250k and I'm hoping to max at 80-90% - wayyy above the $250k mark.

You are getting a seller to sell to you at a certain price, marking it up, then selling your “Interest” in a property to a cash buyer and keeping the profit.

@Mark Mayton I am not specifically familiar with these courses.

Get a few quotes. and if you do not do it, when you go to refinance into a long term loan the appraiser will likely mark the report as "subject to" a structural engineer report of the foundation. and you will not be able to refi until you have done the  work that is required. 

This question kind of misses the mark.

Haven't found much resources on how to structure the deal whether to buy out partner's shares at existing basis (I believe this wouldn't be advantageous as I wouldn't get to mark the asset to market and lose out on depreciation) or open new LLC or S-Corp and buy out both partners (I would end up taking gain tax due to sale but would get new dep. basis).
