Although the property is worth way more than the loan we are needing and the secured collateral lien is really a sure safe bet and some easy money for someone willing to take the chance that isn't in it for anything other than to flip their money for profit/wanting to add to their portfolio, this would be an good opportunity for someone just starting out in real estate investment even.

One of the sites I like to check (https://apartmentloanstore.com/seattle/washington/cap-loan-r...) peg this between 5.15% and 5.70% (assuming it's in the suburbs).

I really would like an app or site that allows you to compile a list of properties with notes on the spot, and bonus points if it pulls up any info on the property as well. 

An experienced broker with lots of choices at the palm of their hand is probably the best bet.

Managing 17 shopping centers and selecting sites for new developments is no small feat—kudos to you!

If you are just downloading data room info from brokerage sites and plugging into a model, you are refining your skills on the "act", which is certainly necessary and helps make the process faster.

I took the time to check out his site as i was curious.. and its a mastermind.. what i think could add value is that the frequency is there to keep someone on track.. the mastermind i went to is just quarterly then you hook up on facebook and facebook is basically showing all the members and their wives on the latest and greatest world trip they took or the building they just bought.. not a lot of real help for someone trying to get from here to there.. i think in that group most of them had on going business's like myself and there is fine tuning being done IE how to run a staff how to implimnet VA's how to run your sales crews .. other types of marketing ideas and tips.. this one looked to be not quite as real estate centric but I could be wrong as he had to add in passive income which of course is the buzz word for most who think that is what is going to create a better life for them ..  

There is a ring camera system that has a job site security package as well some of my investors use for their projects do not have internet it works off cellular connection.
