I'm guessing this is an investment property or you wouldn't be having this issue.Options short of cutting a check:* Portfolio lender, higher rate.* Swap some of that debt around, put it on a HELOC secured by some other property. * Do it 75% first mortgage, 5% 2nd mortgage.

What you DON'T want is to be giving out free upgrades to other people's homes.You never actually want to have to litigate, because it's a waste of your time/money to have that actually be a plan of action upfront, but you want the threat of litigation to keep people behaving, and keep you from giving away free home upgrades.

I only like a handful of them maybe 15% to present to my clients.Just like SFR or any other class it is about buying the asset right going in and the location.If a tenant might be having trouble we tend to do a negotiating settlement for release of liability for the rest of the lease obligation.One of my clients we did this.
