I would look near Trillith studios in Fayetteville, as it’s out in the boonies, nicer, and might lack competition keep in mind your target market makes $15/hr when looking at price points

I've met with 80+ builders in our market and only three can build with their GC fee at less than $160 per sq ft. so let's back into your largest you can build and say you find one of three builders in your market and have perfect execution. that's tough to get, most will do $180 a sq ft hard cost no permitting but let's say you do it even better. 180000 / 160 is 1125 sq ft. now personally as developer I'd make that 3 studios and make a ton of money but if you want comfort, you don't have a lot.

We've had it since 2020 and have been renting the front two water view units as STRs and the rear studio as MTR.
