People will overlook a smaller kitchen if you are on a lake or have mountain views for example.Can you create an atmosphere where people can have fun and make memories in a given property?

If it's pushing 40 years old, it's going to be on its last legs. 3, Finances aside I just wouldn't feel good about dumping that much refrigerant into the atmosphere.

I must say, though, the generous & encouraging atmosphere here on BP is boosting my confidence.  

I am trying to keep from going to a commercial lender that uses nation wide lenders, as I like the simplicity of the small bank atmosphere.

But because they want to start somewhere and still don't know all the details, the council stated that they needs a couple of more months for the details.After further discussion with 2 city councils the general atmosphere that the good landlords who cared about how this issue would affect Toledo were already present at the meetings. 

Needless to say, it's an entirely NEW market and atmosphere here.So I will consider myself a pseudo-newbie and ask.....When Investors are asking for leads...what exactly is the information I need to provide them ? 

I worked for a design-build firm earlier this year that was strongly into the Triple Bottom Lines, and after hanging out in that atmosphere, so am I. :)As I'm going through the preparatory work for my own company, I'm now facing the question of whether to form a Benefit Corporation (as in, "start a corporation, elect "B" status, then ask to be taxed as an S-corp), or whether to just get the B-corp certification (i.e. create an LLC taxed as an S-corp but throw in the $500 annually for the B-corp cert).  

Although I do know the discussion was primarily focused on the preservation of the atmosphere of the Historic District, I think the point was missed in the sense that AirBnB is all about "living like a local".
