BiggerPockets also has a calculator to analyze deals, and I highly recommend you start this as soon as possible, even if you are not ready to buy.

I have seen a few recently that I analyzed and look good for MTR.

Best bet is to carefully analyze the zoning maps and regulations or just call the town and ask.
