People in a distressed situation have naturally heightened emotional reactions and sometimes react by not facing the problem.

And yes, mention the other three units are occupied by quiet older adults who prefer not to be disturbed and guage the girl's reaction.

@Katherine Earle there is a basic human reaction at work here and it can be summed up in these stages of acceptance:Stage one your friends and family will try to talk you out of real estate and tell you it is risky.

Yes, I am worried about the tenant's reactions if I show it without their consent. 

Vacation Rental is my preference, much more work than long-term but much faster reaction time to market changesAnd to be honest, not all THAT time consuming, you may actually learn that you love doing it yourself from afar. 

My initial reaction is that I would inform the Seller that failing to close would breach the contract, that you are fully prepared to close and will proceed as if closing will happen as scheduled in the contract, and that if Seller breaches the contract you will have no choice but to exercise your right to seek a remedy.
