Does anyone know of a calculator where I can plug in the additional yearly pay down along with the appreciation rate of my area? 

I have about $100k in capital reserves and can leverage the 2 properties for additional capital, as needed.

Additionally, for the AR llc, do I need to register the LLC in California as a foreign company?

These are professionals with additional training and a stricter code of ethics.

All this in addition to 6 other lease violations...

Not sure the cost of this for you but I feel with hot tub and fireplace you already have a lot of warming options and not get much additional revenue.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
