What people will accept and even desire in FL can and will be wildly different from those in other areas of the nation.

An experienced agent will list your property with the language, "no showings until an accepted offer", to avoid violating your tenant's rights to the peaceful enjoyment of their home - possibly resulting in their lack of cooperations and a lawsuit against you.

Down payment should be about the same (20% on a buy-and-hold) but you'll see an additional $3-$6k on average in CC and the ability to keep it off of your DTI/Personal credit along with hopefully no more hard inquiries on your credit (many lenders will accept/perform a soft pull).

(The exception would be the rare deal where the property changes hand for a price far below real market value).The sub to or wrap adds a certain degree of ADDITIONAL risk of failure.

I've seen a lot of your posts and I'd be interested to know what you think differentiates those 'few' investors that do manage to scale their businesses from the 'most investors' that are unable to achieve a gross ROI that would generate acceptable profits for a sponsor and investors?
