I finally have established myself professionally as a Speech-Language Pathologist, and are beginning my education in REI.

Meanwhile our commercial bldg carrier just notified us that they are excluding ice/snow load damage coverage on all our building roofs.We had one roof recently redone for $18,000+ but it has significant steel trussing so I'm not too worried, but one of the older warehouses we own has me concerned.

Conversely, the lack of those characteristics costs me money.It's clear, though, for the OP, the phrase "looks like" is just a figure of speech here.

But as stated we pay 25 to 30k for a lumber pac and trusses for a 2k sq ft home add in another 15k for framing.. we are at 35k right there before grading utsl concrete mechanicals windows roofs cabinets flooring etc etc.. so I know its all regional.in Charleston we built in the Historic district and that 2600 sq foot house cost us 750k to build.. using the materials that were dictated by the city.. it sold though for 2.2 mil.. so its all relative.. right ?  

Tearing everything to the studs and sub floors to find tons of rotten sub-floor and roof trusses.

One local guy says his speech is just, "My name is ___.

Having prepared a speech with statistics and speaking honestly went a long way with the special magistrate in this case.

There had been a fire at some point as there was fire damage to some of the original floor trusses, and the giant third floor attic was converted into a large master suite (which made it a great property to live in as we had 2 floors of living space). 

It's impossible for us to know the extent of the damage to the structural members (rafters, trusses, and then floor joists etc) and that will impact how extensive of repairs are required.If you've never done anything quite like this, I'd be concerned.It doesn't sound like this is a good first project.

Brian, I know it's just a figure of speech but I still feel I have to say that it's not luck, but being smart, doing good due diligence and working with good people that will make your out of state experience a success.
