Round Rock has it's own economy due to Dell, Samsung, and a number of tourism opportunities: Dell Diamond, soon-to-be Kalahari (largest indoor water park and convention center in the US), sports complex).

I live in a area close to a heavy tourism reliant community.   

It is obviously a great city and tourism is a huge industry so if you can get a good property to AirBnB then there is lots of demand for tenants. 

Also being that Florida is really all about tourism and retirement, with those 2 things off the areas you want, it will limit what your looking at. 

I don't know if you mean this to be an STR or LTR (I am not familiar with Oahu rents but >$3k/unit that close to the beach does not seem outrageous to me), but if an STR, I wouldn't do it at the current time - Hawaii is too likely to suffer from the Covid-induced hangover for air travel that could impact tourism there for months or even years.  

I may be a newbie, but I can't imagine a city based on tourism will do well when the city itself can no longer cater to tourists.

But now since Covid 19, properties might lower prices ans it also has hitted hard tourism market.

I would have placed healthcare, financial and tourism higher in my state. - Did you consider offering a second data point as far as rent collections from the same period in 2019?

If you can't turn into a normal rental over this Corona period and the reduced tourism that is going to follow you are in trouble.
