I estimate the vast majority of those who would send in money to something along the lines of a syndication they fund online lack the skills to perform the necessary due diligence, would not take the time to learn or perform the verifications even if they knew how - the whole pitch is "trust me, zero effort."

The mortgage market is healthy so there are several ways for income to be calculated including but not limited too: full income verification of two years W-2's or tax returns, 1-2 years of a 1099, average deposits of 12-24 months of personal or (50%) of business bank statements, an up to date P&L, DSCR (debt service coverage ratio) or rental income (investment properties only). - Appraisal.

if hvac is really, really old, you could try shopping a "home warranty" that doesn't have hvac caps and exclusions and just get it for "systems." i know AHS used to offer those a while back, but even they started capping to to 3k or something silly.
