In addition, My husband and I speak Spanish and love to practice while in Mexico.

BLUF - I have inherited some tenants out of state in Baltimore, MD that speak only spanish - and i speak only english.

My brother and sister in law are Spanish and I was talking to them about investing in rental properties.  

Ideally, I need a bilingual agent (spanish).

Don't worry about having perfect English, in fact, being a native Spanish-speaker here in AZ will propel you into a sub-market others cannot touch.

When I asked them if they had considered staying and signing a new lease or if they were going to move at the end of their term, I got a "No Thanks".I'm planning on attempting a notice in Spanish, trying to get a time where I can go over in person and use Google Translate to speak back and forth (my spoken Spanish won't be any good for explaining the terms of a Lease). 

And also b/c I'm seeking synergy.
