If you’re paying market value and they just have zero equity I guess you could argue you’re just giving them two years to move out.

People pay a lot of money for advertising, so here is your chance to gain valuable "real estate" for free (or for the cost of a sign).

Think about your market and what people are willing to pay a premium for.

Part two, is how someone or something else pays for everything else. 

All rents you get from this property has to go back into the SDIRA but if you get a 20 year mortgage (that the rent can cover) and can pay the rental off by age 65 you will have turned that $90K into several hundred thousand’s of paid off real estate.

It's hard to find a cash flowing rental in this area, but paying all cash certainly helps!

We just helped an investor buy a side-by-side duplex for $110k, pretty turn key with tenants in there paying $825 a side.

I did not see marketing costs, nights that you need to spend at networking meetings paying for dinners or memberships.

Pay to separately meter the utility.
