What these $20 - 40k “mentorship’s” sell is a SHORTCUT, but it does NOT work because the PRIMARY real estate education and knowledge MUST be there in order to be able to implement and strategy or tactic correctly, at the correct time, and under the correct conditions.  

At least I am drawing my conclusion from my knowledge of algorithm, higher education and real estate experience on top of handling thousands of guests and residents with my own hands. 

Bigger Pockets is a great place for education and networking. 

I'm currently in the option period with it ending on Monday so I need to make an educated decision by then.

They used to have a lot of great education, but haven't seen those ads lately.

You will get pitched, but good coaches want you to get some reps first or else they aren't really coaching you, they are educating you and you can do that part for free.

I also recommend The David Greene Podcast on YouTube because he is the most genuine, honest educator out there right now.4.

However, I find I usually have to do a little more education or hand-holding up-front with them (because there can be a lot of things they don't know- whether it's about how Airbnb / VRBO work or what the rental process is like). 

Education is a great goal to start with as you look to purchase your first investment property.
