@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

There are a few temp fixes that still range in the $5000 range. 2. now add the furnace, garage door (not opener, but actual door mechanisms), front door that all will need to be replaced in next few years. 3. the gutters that need replaced now (ours are too small and its causing major overflow), and the flooring that needs replaced prior to renting it out.

If you hold both (the second for wildfires because of the garage), overinsure.Your last post said you were trying to avoid headaches and these are both guaranteed to be emotionally draining and the biggest headaches based on your description of the upkeep on both, but I get it.

Get pictures of every room, the electrical breaker box, water heater, furnace, each side of the house, the roof, the basement if there is one, inside and outside of the garage if there is one etc.If the seller doesn’t want you to come do a walk-through and take pictures due to concerns over COVID-19, then have the seller take pictures and send them to you.

We recently had a flip where the membrane over the garage was leaking on the north edge, water migrated back about 15' before finding an opening in the decking and dropping through to an interior hallway.
