@Tyler DavisWell....there is a lot happening in Nashville at the moment.The biggest talking point for the better half of the year has been the new Titans stadium and the East bank.

Long story short, I spent about 3 months figuring out how to make half-decent drawings and refining and adjusting them to code.We started work on the basement at the end of May with Minh and by the middle of September the basement was transformed into a luxurious 2/1.That still left a lot of landscaping work, but my wife and I tackled that over the next 3-4 weeks in addition to the furnishing.

At a 500-700k budget, I'd look at a 2-4 unit property in places like East Nashville, Colorado Springs, Raleigh-Durham, Richmond, VA, maybe Salt Lake City (though that budget might not cut it there).

Any property you get into, though, you should plan to have a good capital reserve account to address the problems that will inevitably come up.If you're looking for properties that have stronger cashflow, I would look toward the South East of the USA.

Cutting down on gov't spending and the pulling jobs back into the US should help offset some of the tariffs, but it will come down to which items exactly do get tariffs put on them and to what degree the tariffs are (10%/20%/50%).Overall, my guess is that rates will go down for early next year, rise during the middle quarter-third of the year, then fall slowly afterwards.
