Downtown exploded with 30 story Towers as the Mayor did all she could to turn that into a Concrete Jungle where everybody can work online from their expensive apartments and walk to all the stores and fancy restaurants.

In cases of environmental contamination, that can limit what could be there in the future, for example a former car repair shop (that you found the stale yelp reviews for) is likely sufficiently contaminated that it can only ever be something like that, you won't be able to put a daycare center or restaurant in there. 

Kensington is a great area—very trendy and close to the restaurant district off Colley Ave.

It also matters what budget tier you exist within a market - like the $ - $$$$ for restaurants, we intuitively understand the general experience and price point based on those dollar signs.

A highly skilled Guatemalan (my preference) or Mexican laborer will cost you $150 per day.
