Wear and tear seems to be less with short-term, every guest has been great to deal with (as they are typically in a good mood, traveling, and spending disposable income), and I can can block out and use my own space when needed for family/friends.

If you were only putting 3% down I would say the #s would be way too tight.Assuming the "50% rule" for expenses (I ignore seller-provided expense #s unless I'm in the mood for a good laugh), and that the $1100 rent is reasonable for the area & condition (is it?)
