With a full gut like this, I’d rather overestimate than get caught off guard mid-project.

From what we have been seeing from the people investing in our projects from abroad is that only to open a bank account they themselves need to be here, although I imagine that towards the future this will be changed as well. 

I’d rather double, triple or quadruple my cash flow by putting that equity to use and leveraging my way to wealth.

Instead of choosing one or the other, I’d encourage you to do both (when you’re ready).

Given the current market, I'd be surprised if he can get a bank to lend 65%.

If you're this far along I'd call the employer anyways. 

I'd prefer a smaller "Mom and Pop" type company if possible. 

I'd say visitors do usually use more power than you'd think but that does seem somewhat high.
