Tell them you'll give them a few hundred bucks (or more if the deal is good enough) at closing.Keep in mind though that small towns are a lot of work for little benefit because you'll likely never turn up another deal in Edison so you just wasted a bunch of time building up relationships there.

You don't want to quit your job only to discover (as most newbies do) that what you think are deals, aren't good enough to sell.2 hours a day 7 days a week is 3,000 leads a month if you're an efficient caller.

Just make sure your purchase is a good enough deal that you can refi in less than a year and pay off the HELOC.
