I just thought of this amazing new flavor for ice cream, I call it Vanilla...Reason you don't hear anyone talking about this is because it is pretty much the most straight forward introductory path to rehabbing.As pointed out if you truly don't have any more money than fronting the $1,000 EMD then you might have trouble getting funding.

As if that isn't enough, showings take on a whole different flavor when touring a buyer with muddy contractors going in and out and yelling over the grind of air compressors and nail guns and paint sprayers and radios.

Paperwork is paperwork... but everyone brings a unique flavor to their business.

But, also you want the potential tenant/buyer to be able to envision their life/their stuff/their flavor of things inside that property.

It is more of a "professional grade" flavor to it but hey are an awesome group for sure.

Some of it has a more apartment investing flavor than single family home, but even if your focus is on single family homes like mine is at present, I've learned a lot. 

However 20 years from now I’ll still be glad I didn’t jump out of a airplane without a parachute, go swimming in a pool of piranhas, or eat liver flavored ice cream
