@Paul Azad  The specialty self-directed IRA custodians that have the training and capacity to deal with documenting an IRA's investment into alternative assets are not also brokerage firms. 

@Paul Castillo In the piedmont area of North Carolina the costs of land are relatively cheap, however, good labor can be hard to find.

As @Paul De Luca mentioned, I would definitely recommend speaking with a lender high level about your financial position, credit score, etc. to get a better idea of what you currently qualify for, and what you need to get qualified for what you want.
