With the I-40/75 split we have here there is a lot of manufacturing and shipping in and out of the area, with Oak Ridge we have a lot of technology in the area, and of course being the base for UT we have a lot of students and family moving to the area.

(no labor cost in the figures) when I rehab a new property i buy we generally put in a new water heater, if the furnace is 20 years old it gets a new one, (order from e-barnett.com)  you would need about a 70,000 BTU furnace, they run about $550 for a 92% high efficiency shipped to your door, (plus install)

It's a great strategy by having a larg amount of cash at once (when you sign off) and time off between ships to put your energy into investments.
