Nashville should certainly be there - regs (but well regulated, predictable) and is the favorite trip for pretty much all SEC Schools (best city by far in SEC, drivable distance, Vanderbilt sells out typically >2/3 of the stadium to opposing fans, etc.)

I love BiggerPockets, and was a fan of the company before I ever joined as an employee.

But as you can now guess, I'm not a big fan of trial period special rates, offered just to get you to jump from a low FIXED rate, to an even lower TEMPORARY rate!

I'm no fan of wholesaling because of the "if you can't flip it during escrow just walk away" but I don't know how you'd lose $30K on your first wholesaling deal.

I'm a big fan of the upside though.Topics on my mind:  what market conditions would have to occur for the NPN space to make sense for smaller investors? 

I am truly frustrated with them right now and I sound like their biggest fan.

We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

Fans also help a lot especially the big industrial fans.
