Hello,I met with my local commerical banker today about obtaining a line of credit on an investment property that I have.

Im finding it real hard to jump into commercial real estate, what do you think the best way to jump into commercial real estate for someone who is still in college and has little to no money. commerical real estate agent?

I just had commerical lender change their guide lines requiring the buyer to put 10% down reguardless of how much the seller was willing to carry as a 2nd.

All 3 of these properties are commerical.

Also, keep the earnest money low ($500 or less) becuase you have already invested enough with paying for the appraisal and inspection.This is how I prepare and submit offer on commerical properties.

There are so...many commericals about investing in real estate without any money down, bad credit etc.

lalana, my advice would be to start small...i started with single family homes..only recently have i looked to expand into larger multifamilies...still haven't ventured to traditional commerical tenants and offices though..i prefer apartments bc someone will always need a place to live...commerical is a while different ball game

I have never really looked into commerical property, so im a little unsure on the practices that compare to residential.I have 2 properties that I may have the chance to buy, one is a 6 unit that brings in about 950/month per unit that I can get for about 285k.

I am looking for referals to good lawyers that do multi's and commerical in the area, that can help with contract review and ownership structure.Any help would be much appreciated!
