How hard would it still be to get a loan from a bank for a multi unit property if the owner would carry a second mortgage for 40% of the purchase price.

ie. Building cost 100k. Bank loan for 60k seller carry 2nd 40k.

Is this a good way to acquire rentals without using your own money?
